I have two servers, one 12C/24T and one 4C/8T. Is there an easy way to co-locate them and monetize? I thought I saw somewhere that had an open source CDN node that the company pays you for what is served. I already have the hardware, just need to know if there are any good thoughts to make a few dollars off it.

You will need some sort of billing and monitoring platform which will cost more.

Maybe Minecraft? Or lease to a business as a dedicated server.

I use WHM/cpanel on my dedicated server for the website/forum.
Its a great product, it's U$25/month though through Softlayer

I would have thought that a stand alone server would probably cost more.
