I need a cheap 10Gb distribution switch to get 10Gb to all corners of my house. The Mikrotik CRS305-1G-4S+IN is perfect and a great price. Is it safe to to put it in my hot unventilated attic? It often gets to 95-100 degrees fahrenheit during the summer here and even hotter in my attic. It will be connected to the SFP+ LAN port on my Unifi UDM Pro. Thanks

Slightly off topic, but I wonder how it can operate at such low temperatures. Why isn't condensation a problem at those extremely low temperatures?

The switch doesn't produce enough heat that you'd ever have to worry about condensation. As long as there are no moving parts, a lot electronics will work well below -40C.
